Powerful Ways to Use Instagram for Real Estate Marketing

#1: Clear, Compelling Photography

You already know just how crucial professional photography is to your agency – and real estate Instagram marketing is no exception. On a platform devoted to great photography it’s even more important that your images are pixel perfect. With so much competition in the Instagram feed, you need every inch of advantage you can muster to get noticed. Of course, you must ensure that all images have been originally produced by or for your agency. Avoid over-processing of photos – instead use images that are appear as natural and ‘real’ as possible. Remember, over-processed photos mean it looks like you’re trying to hide the reality and will turn people off. Your property images reflect the nature of your business – and both Instagram marketing and real estate sales demand authenticity and trustworthiness.

#2: Use relevant, meaningful Instagram hashtags (but don’t overdo it!)

Effective use of hashtags is one of the best ways to improve your real estate Instagram marketing reach. Consider including hashtags that relate to your geographical area, local events (where relevant) and industry. Your use of hashtags should be meaningful and relevant – including a stream of vague or irrelevant tags won’t do you any favors. Tale some time to consider what tags might be applicable to your audience and people looking to buy and sell real estate in your local area. For this reason, keeping a relatively tight geographical aspect to your hashtags is important.

#3 Let your real estate agency clients speak for you

More and more people are using Instagram – and it’s not just young people! You know the value of testimonials in traditional marketing, so why not bring that same approach to Instagram – where it’s effects can be magnified exponentially! Whether it’s simply including a short video testimonial through your business account, or asking clients if they’d be happy to post about their recent sale or purchase on their own account (and tag your business so their followers can quickly and easily jump through to your page), there are myriad ways to bring your clients into your sphere on Instagram. Remember, real estate Instagram marketing is all about sharing real, authentic experiences.

#4 Connect with your real estate agency with Instagram followers

Over time you should gain more attention and interest from those following your real estate agency. Hopefully, with your real estate Instagram marketing efforts your likes and comments will begin to increase and this is where you can begin to make your connection with followers (and potential clients!) a little more engaging. Where appropriate, be sure to comment back and certainly be sure to answer any questions that a re posted via comments. Remember though, this isn’t the platform for long-winded replays and it’s certainly not the place for sales pitches. Brevity is key, answer questions or post comments that are succinct and to the point – if someone wants to know more they’ll make the effort to get in touch. Remember also that if one person has a particular question, it’s quite likely others will as well, so when you’re answering keep in mind there’s likely more than one person reading your Instagram post answers or comments.

#5 It’s Real Estate Instagram Marketing – But Be Authentic and Personable

As with any business, and particularly with real estate, your clients are engaging with you – the people behind the business – as much as they’re engaging with the property you have to sell. They want to know who you are and what you’re about. Mix up your Instagram posts by including not just property and market information, but a little about yourself as well. This helps your followers get to know you and builds that all important sense of trust that’s imperative to creating great business outcomes. Instagram marketing also gives you the opportunity to differentiate your real estate agency from your competition and gives people a reason to engage with you. Including posts that place you in your local community also allows people to see that you have a local presence and commitment.
