So, you want to sell your home without a realtor. Where does one even start? Well, that's why you're here! 

First, we'll start off by saying this: Get clear on why you want to sell your home and why you want to sell without a realtor. Establish manageable goals with yourself and any other people whom you're selling your home with. This will help you going forward when you need to make decisions on your feet. 

Step one of selling without a realtor: accurately determine the value of your home

This is an absolutely crucial step in the process. Without this number, you'll be lost in much of the process going forward. From here, you can decide if it's worth it to you to make repairs, or if selling as is will be good enough. 

Step two of selling without a realtor: prepare your home

Whether or not you decide to make repairs, cleaning, decluttering, and staging your home to some extent will definitely be necessary. When we say cleaning, we mean deep cleaning. Any little thing can be off-putting to a buyer, so you want to reduce the risk of that as much as possible. While we always recommend staging your home when selling on the market, there are ways to do that yourself, as well. Attempt to make it so potential buyers can really see themselves in your house. This becomes a challenge when personal mementos overwhelm the space. 

Also, we highly suggest you pursue repairs if selling on the market. There are certain, basic things that buyers don't want to have to deal with the moment they move in. You can make your home more appealing by taking care of these things for them already. 

Step three of selling without a realtor: advertise, advertise, advertise

Since you won't have someone to do this work for you, you'll need to go about this step full steam ahead. It's arguably the most important part. Nice photos and a well written bio of the home are crucial to any website or listing that you advertise your home on. The more information the better! People will assume that if there's something missing, you're hiding it for a reason. Don't give them the opportunity to think this!

 

Step four of selling without a realtor: negotiate with potential buyers and close on the deal

You'll need to have someone with good negotiation skills on the home buyer-facing front. If you don't, then you're in trouble. Recruit a family member or friend if you're struggling with this step. Once you've accepted an offer, ensure that contracts are signed and money changes hands correctly. 

 

OR.... Go with a cash home buyer!
