What Other New Immigrants Should Consider When Looking for a Home in Toronto

We moved to Canada in 2019 as Permanent Residents. Leaving our home country, our jobs, family, and friends was not an easy decision. We gathered enough courage to start our life all over again in Canada. The transition does take a lot of effort but at the end it was worth it. We faced many challenges in the first several months after the move. As time went by, things were getting settled down and we started enjoying living in Canada.

We always wished to buy a house in Canada. As we got settled down in our jobs, we thought of beginning our search. We were living on rent in a 1-bedroom condo apartment in downtown Toronto. So being familiar with the area, we wished to buy a property nearby.

As we were first time home buyers, there were hundreds of questions running in our mind. One thing we were sure about was not to take a hasty decision. As newbies to the world of real estate in Canada, we extensively researched about housing market in Toronto. We interviewed our friends who recently purchased their homes in Toronto, read articles about affordable housing schemes on Canada Mortgage and Housing Corporation (CMHC), followed many YouTube channels which can help home buyers like us with tips on home buying. At the same time, we registered ourselves with property search websites such as Realtor.ca which send the listings currently on sale in selected areas. We kept track of selling prices of nearby sold homes, the prices were soaring high!

We had also sorted out few house preferences so that we were clear about what type of house we need. The list was long, but we decided on few of them as the most important. We wanted to find a house that would be:

  • Semi-Detached, well within our budget.
  • Near garden and trails, as we both our nature lovers.
  • With Elementary Schools/Day Cares nearby as we have 1-year-old kid.
  • With Excellent connectivity to nearby cities, as we both don’t drive.
  • Around Young neighborhood with majorly South Asian Community

We were anxious choosing our place of residence. Like every newcomer, we were overwhelmed with thoughts. We faced a number of challenges while trying to get hold of accurate and complete information.

Many websites displayed outdated information, were incomplete, or focused only on features and advantages of houses listed for sale. Some contained detailed of houses already sold some time back. It was a complete waste of time going through such sites.

Choosing our preferred area in the city wasn’t easy. From my experience, I would suggest not to rely on a single source to get all information. Of course, reach out to friends who can share their experience and knowledge of the city. But also research and read blogs, real estate sites and community information. Use sites providing unbiased analytics about best neighborhoods in Toronto, such as Hausworth or the statistics from the City of Toronto. Take your time, as house buying is one of the most important decisions in your life. DO YOUR SEARCH DILIGENTLY.
