Short Term Rental Association



The National Short Term Rental Association (NASTRM) is a nonprofit organization that was founded in 2018 in order to ensure members stay informed on best practices and regulations for operating a short-term rental. NASTRM’s primary purpose is to provide education, support, and advocacy for the short-term rental industry.


Short-term rentals—sometimes called vacation rentals or home-sharing—are accommodations rented out by individuals on a short-term or daily basis, often through online platforms like Airbnb and HomeAway. These rental properties are increasingly popular among consumers looking for short trips, long-term stays and remote working spaces.


NASTRM’s mission is to protect, promote and serve short-term rental operators. In order to achieve this, NASTRM provides support, education, and advocacy for its members. The organization facilitates events and webinars to further members’ education, offers timely updates on legislative advances on short term rentals, and strives to help members stay informed of best practices and to help them overcome the challenges of operating a short-term rental.


NASTRM is committed to providing the latest information and resources to create a safe and prosperous environment for operators of short-term rentals, their guests and their communities. The association also strives to develop relationships between members and legislators to ensure fair practices such as property taxes, licenses, insurance, and zoning laws.


STR Regulations



As rental regulations vary greatly by state and municipality, NASTRM provides up-to-date information and resources for operating a successful STR business in each location. The most important aspect of short-term rentals is maintaining compliance with both local and state laws and regulations. To help its members understand STR regulations, NASTRM offers members access to a legal library, an introduction to state and local taxes, and insurance resources.


For example, one regulation that is often discussed is the “one-host one-home” regulation. This regulation requires owner or host to have only one STR listing at one time, meaning they must have only one short-term rental property in a specific area at any given time. Some jurisdictions may have additional regulations such as restrictions on the number of guests allowed in a rental unit, the type of furnishings allowed, and the number of nights a rental unit can be rented for. It is extremely important for STR operators to be aware of the regulations in their area.


Home Sharing



Home sharing is a form of different types of sharing technology that allows individuals to rent their homes on either a short-term or long-term basis. The term often refers to vacation rentals, but can also include corporate housing, homestays, and even online co-working and co-living arrangements. This type of rental agreement can last anywhere from a few days to a few months, and is often facilitated through vacation rental websites such as Airbnb and HomeAway.


For hosts, the benefits of home sharing include additional income and the ability to meet and interact with new people. For guests, the benefits include affordable accommodations and the closer proximity to attractions and activities often offered in vacation spots.


Consequently, the advantages of home sharing are often met with opposition from governments and neighboring homeowners who seek to impose regulations to protect their existing laws and quality of life. NASTRM is committed to providing the latest information and resources for members to help ensure that the home sharing industry can operate in compliance with the law and is a boon to society. The association’s members have access to a legal library to stay well informed of the regulations that affect their business.


Despite this, NASTRM also advocates for fair regulations as well as industry-friendly legislation to ensure that operators of short-term rentals are able to take advantage of the many benefits of home sharing. By educating its members, advocating on behalf of the industry, and promoting a safe and supportive environment, NASTRM works to ensure that the future of the short-term rental industry is a prosperous one.
