Many a times difference in the value of the property in the same area, city and country amazes us, well it is obvious that there are reasons for it but still for a common man it can be quit astonishing to see such a huge difference in value of a property. Value of a property is based on various factors and size is one very obvious factor but it is understood by one and all so we take that factor out of this discussion. Here we are talking about difference in value of property of almost same size.

 

THE VALUE OF A PROPERTY IS DETERMINED BY VARIOUS FACTORS, INCLUDING:


  1. LOCATION: The location of a property is a crucial factor in determining its value. Properties located in desirable neighbourhood’s, with good schools, access to transportation, shopping, and entertainment options, generally command higher prices.
  2. CONDITION: The condition of a property is another important factor. A well-maintained property with modern amenities and features will usually have a higher value than one that needs repairs or updates.
  3. AGE: The age of a property can affects its value. Older properties may have character and charm, but they may also require more maintenance and repairs, which can lower their value.
  4. MARKET CONDITIONS: The state of the real estate market, including supply and demand, interest rates, and economic conditions, can also affect the value of a property. In a seller's market, where demand is high and supply is low, property values tend to rise.
  5. UPGRADES AND RENOVATIONS: Upgrades and renovations can also impact a property's value. Renovating a kitchen or bathroom, adding additional square footage, or upgrading to energy-efficient features can all increase a property's value.
  6. VIEW AND LANDSCAPE: Properties with a scenic view, proximity to parks or natural features, and a well-maintained landscape can increase their value.


We Also see difference in the local home values and builder home values,  there are many factors that can contribute to the difference in prices between local homes and builder homes, including age and condition, customization, marketing and advertising, and supply and demand. Local home values are usually lower than builder homes for same reasons
