What types of scale drawings and plans are used in planning?

Location plans

Location plans, which are also called "site location plans," show where a building site is and how big it is.

To be accepted with a planning application, a location plan must meet the following requirements:

·      be based on an Ordnance Survey map with a standard metric scale (usually 1:1250 or 1:500 for larger sites) and show north.

·      fit on an A4 sheet of paper and show the names of roads and/or buildings on land next to the development site.

·      All properties should be numbered or named so that the exact location of the development site is clear. Show the whole development site, not just the areas that will be affected by the proposed development (including gardens and road access)

·      A red line should be used to show where the development site ends.

·      Use a blue line to show any other land that the applicant owns that is near or next to the development site.

·      be made so that people who aren't familiar with reading location plans, like neighbours, can understand them.

·      We strongly suggest that you buy your location plan from the Planning Portal to make sure that it is valid.


Floor plans

Floor plans show how existing or planned rooms, spaces, and other physical features connect to each other.

To be accepted with a planning application, a floor plan must meet the following requirements:

·      be easy to read, correct, and up-to-date.

·      use a known metric scale to be drawn (typically 1:50)

·      For example, if the scale is 1:50, the right size of paper for that scale should be used (or the Scale Drawings will be submitted online) All important measurements should be written down on A3 paper.

·      display a title box with the name of the drawing, the drawing number, the date, the nature of the proposed development, the site address, and the size of the drawing.

·      Any time a drawing is changed, the word "Revision" needs to be added to the title box and a new drawing number needs to be given.

·      All current and planned works should be easy to find.


Roof plans

Roof plans show how a building looks from above and show things like valleys, ridges, hips, slopes, drainage, chimneys, vents, and roof lights that are already there or are planned.

To be accepted with a planning application, a roof plan must meet the following requirements:

·      be easy to read, correct, and up-to-date.

·      use a known metric scale to be drawn (typically 1:50)

·      For example, if the scale is 1:50, the right size of paper for that scale should be used (or the drawings will be submitted online) All important measurements should be written down on A3 paper.

·      display a title box with the name of the drawing, the drawing number, the date, the nature of the proposed development, the site address, and the size of the drawing.

·      Any time a drawing is changed, the word "Revision" needs to be added to the title box and a new drawing number needs to be given.

·      All current and planned works should be easy to find (including details of any roof lights)


Elevations

Elevations are flat drawings that show the side, front, or back of a building. They are most often used to show how the outside of a building looks now or how it could look in the future.

For a planning application to accept an elevation, it must meet the following requirements:

·      be easy to read, correct, and up-to-date.

·      use a known metric scale to be drawn (typically 1:50)

·      For example, if the scale is 1:50, the right size of paper for that scale should be used (or the drawings will be submitted online) All important measurements should be written down on A3 paper.

·      display a title box with the name of the drawing, the drawing number, the date, the nature of the proposed development, the site address, and the size of the drawing.

·      Any time a drawing is changed, the word "Revision" needs to be added to the title box and a new drawing number needs to be given.

·      All current and planned works should be easy to find.

show the site in relation to its neighbours and include details and measurements that show how it fits in with its neighbours, like the location and height of any boundary walls and the total height of neighbouring roofs and eaves.


Sections

Sections show a vertical plane cut through a property. They are most often used to show how different levels of an existing or planned building relate to each other.

For a planning application to accept a section, it must meet the following criteria:

·      be easy to read, correct, and up-to-date.

·      use a known metric scale to be drawn (typically 1:50)

·      For example, if the scale is 1:50, the right size of paper for that scale should be used (or the drawings will be submitted online) All important measurements should be written down on A3 paper.

·      display a title box with the name of the drawing, the drawing number, the date, the nature of the proposed development, the site address, and the size of the drawing.

·      Any time a drawing is changed, the word "Revision" needs to be added to the title box and a new drawing number needs to be given.

For proposed developments that involve a change in ground level, all existing and planned works should be made clear. For proposed developments on sloped sites or where there are different levels on neighbouring sites, sections should show both the existing level and the finished level.

How do I send in plans and drawings to scale?

If you use the Planning Portal to apply for planning permission online, you will be able to upload your scale drawings and plans after you have filled out the necessary forms.

If you choose to send in a paper application instead, you will need to provide:

·      four copies of your plans and scaled drawings

·      four copies of the forms that are needed.
