1. Front door colours

At least in the United States, according to Zillow, homes with black or charcoal grey front doors sold more than its projected price, which makes quite a return on a can of paint! Zillow also discovered that front door colours can make or break a deal.


2. Avoid the 9s

Pricing an item at $19.99 instead of $20 may create a sense of a bargain. This is a pattern that began in the 1880s and continues to this day. However, times have changed, and most buyers begin their property hunt online- at the convenience of their own homes.


Pricing a home at $499,000 rather than $500,000 may actually harm your listing. When filters are used, you will miss out on customers who are looking for properties priced at $500,000 or higher. 


3. Red doors in Scotland

In the red? Make it red! When visiting Scotland, you may notice an unusually high proportion of red doors. The reason behind this is that these hardworking homeowners have paid off their mortgage and are no longer in debt! This is a cause for celebration!


4. Buying based on feelings and emotions

Many of us would like to believe that we buy a home solely on the basis of logic and reason. However, in actuality, location, value, rental yield, and school zoning are all secondary considerations. According to a Commbank survey, 44 percent of Australian property buyers spent more for a home merely because "they truly loved it." 


Because emotion is such a powerful motivator in sales, it's critical to sell a way of life rather than just a house.
